Our inspection with an infrared moisture scanner revealed the root causes: corroded valley flashing, a cracked pipe boot, and failed flashing at a dormer-to-roof transition. We addressed all three issues with proper flashing techniques and material replacement rather than just patching over the symptoms. The homeowner hasn’t had a drip since, even through the heaviest winter storms.
