TPO Roofing: The Industry Standard

TPO (thermoplastic polyolefin) has become the most widely installed commercial roofing membrane in the country, and for good reason. It offers an excellent balance of performance, energy efficiency, and cost-effectiveness. The white reflective surface reduces cooling costs and meets Washington State energy code requirements without additional coatings.

We install TPO in 60-mil and 80-mil thicknesses, with fully adhered or mechanically attached systems depending on your building’s structural requirements. Every seam is hot-air welded for a watertight bond that’s stronger than the membrane itself. We install polyiso insulation to meet or exceed current energy code requirements, and we pay close attention to flashing details around HVAC curbs, pipes, drains, and parapet walls, which is where most commercial roof failures start.

PVC Roofing: Chemical and Grease Resistance

PVC (polyvinyl chloride) membrane is the superior choice for buildings exposed to chemicals, grease, or oils: restaurants, commercial kitchens, manufacturing facilities, and buildings with heavy rooftop equipment. PVC’s chemical resistance means it won’t break down from grease exhaust the way TPO and EPDM can.

PVC also has excellent fire resistance and meets FM Global ratings for insurance purposes. Like TPO, PVC seams are heat-welded and the white surface provides strong energy performance. The trade-off is a higher material cost, but for buildings that need chemical resistance, it’s the right investment.

EPDM Roofing: Proven Durability

EPDM (ethylene propylene diene monomer) is a synthetic rubber membrane that’s been used on commercial roofs for over 50 years. It’s one of the most time-tested systems available and performs exceptionally well in the Pacific Northwest climate. EPDM handles temperature swings, UV exposure, and constant moisture without breaking down.

We install EPDM in 60-mil fully adhered systems with taped or glued seams. While EPDM doesn’t offer the energy-reflective benefits of white TPO or PVC (it’s black), it’s an excellent choice for buildings where long-term durability and cost-effectiveness are the priority.

Proper Drainage: Critical for Flat Roofs

The Pacific Northwest gets 37+ inches of rain annually, and flat roofs need proper drainage to handle it. Ponding water (water that sits on a flat roof for more than 48 hours) is the number one cause of premature commercial roof failure. It degrades membranes, compresses insulation, and adds dangerous structural weight.
