Why Prep Work Is Everything

You can apply the best paint in the world, but if the surface underneath isn’t properly prepared, the paint will fail within a few years. In the Pacific Northwest, where moisture is a constant, surface preparation is even more critical than in drier climates.

Our prep process includes:

Pressure Washing. Every surface gets a thorough wash to remove dirt, pollen, cobwebs, mildew, and loose paint. We use appropriate pressure levels for each surface, lower pressure for wood siding, higher for concrete and masonry. All mildew is treated with professional-grade solutions before painting.

Scraping and Sanding. Any peeling, cracking, or flaking paint is scraped back to a sound surface. We sand rough edges and transition areas so the new paint lays flat and adheres properly. On older homes in neighborhoods like Burien, White Center, and Tukwila, we often find multiple layers of old paint that need significant prep.

Wood Repair. Rotted trim, window sills, fascia boards, and siding sections are repaired or replaced before painting. Painting over rot is pointless. The paint will fail quickly and the rot will continue spreading. We use quality wood fillers for minor damage and replace boards when the damage is too extensive to patch.

Caulking. Every gap, joint, and seam is caulked with premium, paintable exterior caulk. This seals the building envelope against water intrusion and air leaks. We pay particular attention to window and door trim, corner boards, and siding-to-trim transitions, which are the most common entry points for moisture.

Priming. All bare wood, repaired areas, and stain-prone surfaces (knots, tannin bleed) are primed with appropriate primers. We use stain-blocking primers where needed to prevent tannin bleed-through from cedar and redwood, a common issue on PNW homes.

Premium Paints for Pacific Northwest Performance

We exclusively use premium paints from Sherwin-Williams and Benjamin Moore. These aren’t marketing claims. Premium paints contain more resin (the binder that makes paint stick), more pigment (for better coverage and color retention), and advanced additives for mildew resistance and flexibility.

Sherwin-Williams Duration. Our most-used exterior product. Duration offers exceptional adhesion, excellent hide in fewer coats, and outstanding mildew resistance. Its advanced resin technology allows the paint film to flex with the wood as it expands and contracts through temperature and moisture cycles. This is critical in the PNW where wood substrates move significantly between wet and dry seasons.

Benjamin Moore Aura Exterior. A premium option with Color Lock technology for excellent fade resistance. Aura can be applied at lower temperatures (down to 35 degrees F), extending our painting season in the shoulder months. Its self-priming formula also reduces the number of coats needed on previously painted surfaces.

We apply two coats of finish paint on all surfaces as standard practice. Some contractors cut corners with one coat. We do not. Two coats provide the proper film thickness for long-term durability and consistent color.

  4. Paint Application. We use a combination of brush, roller, and spray application depending on the surface. Brushwork for trim and detail areas ensures proper adhesion in corners and edges. Siding is typically sprayed and back-brushed for the best combination of even coverage and adhesion.

  5. Detail Work. Window frames, door frames, fascia, soffits, and architectural trim all receive careful attention. These details are what separate a professional paint job from a DIY attempt.

  6. Cleanup and Walkthrough. We remove all masking, clean up the site, and walk you through the completed project. We point out any areas of concern and activate your 10-year workmanship warranty.

Do you paint trim, fascia, and soffits as well?

Yes. A complete exterior paint job includes all painted surfaces: siding, trim, fascia, soffits, window frames, door frames, eaves, and any other architectural details. We can also paint or stain decks, fences, and outbuildings as part of the project or as standalone work. If you only need trim or fascia painted, we're happy to do targeted work as well.

Can you paint over mildew and mold?

No, and you should never paint over mildew or mold. Paint applied over mildew will peel and fail quickly because mildew prevents proper adhesion. Our prep process includes thorough pressure washing with mildew-killing solutions to ensure every surface is clean and sound before painting begins. The PNW climate promotes mildew growth, especially on north-facing walls and shaded areas, so this step is critical for every project.

Do you help with color selection?
