Phased TPO tear-off and replacement over three weekends, R-30 polyiso insulation, 80-mil TPO membrane, new curb flashings around 8 HVAC units, 20-year warranty.
This Southcenter-area office building needed a full roof replacement but couldn’t disrupt the business tenants during the work week. We designed a phased approach, completing the 12,000 square foot project over three consecutive weekends. Each phase was fully weathered-in before the crew left. We installed 80-mil TPO membrane over R-30 polyiso insulation and reflashed all eight rooftop HVAC unit curbs. The building owner received a 20-year manufacturer warranty backed by our 10-year workmanship guarantee.
